Southern Maine Housing Market Update: September 2026

September continued the story of gradual (though to many it has felt sudden) change in Southern Maine’s housing market. Both Cumberland and York Counties remain in seller’s market territory, but the pace of activity is slowing as inventory levels rise and buyer behavior shifts.

Compared with August, we’re seeing a mix of stability and subtle cooling. Cooling is especially evident in York County, where inventory has crossed the 3-month mark for the first time in quite a while. Under four months of inventory is still considered a seller’s market, but you can see it creeping toward a balanced market.

Cumberland County

Cumberland County saw 472 new listings in September, up 15.4% year-over-year. The median price increased to $599,000, a 3.4% gain, while sold listings dipped slightly by 1.9%.

Inventory rose to 2.5 months, up nearly 48% from last year, giving a bit more breathing room for buyers. Homes spent a median of 12 days on market, one day longer than last September.

Cumberland County Takeaway

The Cumberland County market remained competitive in September, but the pace is slowing. More listings and an increase in time on market point to more balance between supply and demand. Sellers still hold the advantage (though at times it doesn’t feel like it) and buyers are finding more opportunities than they did a year ago.

York County

York County’s September numbers show a more noticeable shift. New listings rose 11.7% to 363, while the median price climbed 2.9% to $540,000. Sold listings fell 14%, and inventory jumped to 3 months, a 56.8% increase year-over-year.

Homes spent a median of 15 days on market, about 2.5 days faster than last year, though the overall pace feels slower than earlier in the summer.

York County shows a move toward a more balanced market. Inventory reached three months in September, even as prices continued to rise slightly. Buyers saw more options available, and it’s still a seller’s market, but one that’s balancing out.

Southern Maine’s housing market remains strong, though the dynamics are shifting. Cumberland County is seeing a gradual adjustment, while York County’s increase in inventory and decline in sold listings suggest a more noticeable cooling trend.

For buyers: Conditions are improving slightly, with more listings and a bit more time to make decisions.

Overall, September’s data reinforces that Southern Maine is still a seller’s market, but one that’s slowly balancing out.
