Southern Maine Housing Market Update: April 2026

Spring has officially arrived in the Southern Maine real estate market, and the April data reflects a season of continued growth in inventory and a noticeable increase in buyer urgency. As we move deeper into 2026, we are seeing a significant uptick in new listings across both Cumberland and York Counties compared to this time last year.

Cumberland County

Cumberland County saw a healthy influx of new inventory this April, offering more choices for buyers who have been waiting on the sidelines. While prices continue to climb, the speed of the market has accelerated even further compared to last month.

  • Median Price: $595,500 (Up 2.7% year-over-year)
  • Sold Listings: 222 (Down 2.3% year-over-year)
  • Months of Inventory: 2.1 (Up 31.5% year-over-year)
  • Median Time on Market: 6 Days (Down 1 day year-over-year)

The Takeaway: The 15.5% jump in new listings is a welcome sight for the market, providing much-needed inventory. However, the "Median Time on Market" dropping to just 6 days shows that buyers are hungry in Cumberland County. We are continuing to see a highly competitive environment where well-positioned homes are sparking immediate interest.

York County

York County continues to show steady growth and remains a slightly more accessible alternative to its neighbor to the north. While the number of sold listings dipped slightly, the increase in available inventory is the primary story here.

  • New Listings: 376 (Up 14.6% year-over-year)
  • Median Price: $500,000 (Up 1.3% year-over-year)
  • Sold Listings: 139 (Down 4.8% year-over-year)
  • Months of Inventory: 3.5 (Up 27.8% year-over-year)
  • Median Time on Market: 9 Days (Down 1 day year-over-year)

The Takeaway: York County remains a very active market with a "Median Time on Market" of only 9 days. With 3.5 months of inventory available, it offers a bit more breathing room for buyers than Cumberland County and a slight shift from a seller’s market (less than 3 months of inventory) to a balanced market (3 to 6 months of inventory).
