Community Highlight:  Lisbon & Lisbon Falls

Mainer's are known for their moxie, so we thought we'd feature the towns of Lisbon and Lisbon Falls for this month's feature.  Moxie is the official state beverage and has it's very own festival.  Located in Lisbon during the month of July. But don't worry, there is plenty to do the rest of the year too.

One of the best parts of our job as Realtors is exploring Maine and getting familiar with places less traveled.  Our team member, Matt, just had a listing in Lisbon and has some recommendations for things to do!

Flux Restaurant Two Brothers, One Mission - Scratch cooking and in-house daily baked breads will implore anyone with taste buds to wander over to their place.  I mean, just take a look at their page called "Eye Candy".

Papermill Trail The Paper Mill trail provides a gentle walking or biking experience along the Sabattus River under a canopy of oaks, pines, and occasional apple or poplar. There are many opportunities to enjoy the the river on the southern portion of the current trail or the rolling fields of the northern section!

Maine Art Glass Studio From the offered classes to their museum, this gallery looks to show its visitors what modern stained glass work can add to a home.

Market Update

While the headlines and pundits seem to be hoping for a housing crash, they often ignore the lack of inventory, which continues to plague York and Cumberland Counties. We once again are seeing a double digit percentage decrease in New Listings for both counties year-over-year. While we're used to seasonal decreases in inventory at this time of year as we head into colder months, the year-over-year decreases are something to keep an eye on.

Fed Chairman Jerome Powell said in his most recent press conference, “For the longer term what we need is supply and demand to get better aligned so that housing prices go up at a reasonable level, at a reasonable pace, and that people can afford houses again." Unfortunately, while interest rates rising should reduce demand (while also reducing affordability), it does nothing to address the issue of low inventory (supply). In fact, this will likely reduce demand for building, something Maine and the nation desperately needs as there is a 3.8 Million unit shortage nationwide. When the interest rate hikes eventually stop and demand increases, the market will likely be even more strained with inventory shortages. This is why we believe housing is still a great investment!
As for today's market, we're still seeing multiple offers on homes that are properly marketed and competitively priced. We'll keep an eye on things as we head into the colder months.

Our first annual Client Appreciation Pumpkin Giveaway Event went off without a hitch!  Derek successfully transported all 400 pumpkins in the 26 foot U-haul without so much as a scratch (physically).  Thank you to NU Brewery in New Gloucester for hosting us and a huge THANK YOU to all of our clients who attended. We wish you all a wonderful fall season.
