Market Update
While the headlines and pundits seem to be hoping for a housing crash, they often ignore the lack of inventory, which continues to plague York and Cumberland Counties. We once again are seeing a double digit percentage decrease in New Listings for both counties year-over-year. While we're used to seasonal decreases in inventory at this time of year as we head into colder months, the year-over-year decreases are something to keep an eye on.

Fed Chairman Jerome Powell said in his most recent press conference, “For the longer term what we need is supply and demand to get better aligned so that housing prices go up at a reasonable level, at a reasonable pace, and that people can afford houses again." Unfortunately, while interest rates rising should reduce demand (while also reducing affordability), it does nothing to address the issue of low inventory (supply). In fact, this will likely reduce demand for building, something Maine and the nation desperately needs as there is a 3.8 Million unit shortage nationwide. When the interest rate hikes eventually stop and demand increases, the market will likely be even more strained with inventory shortages. This is why we believe housing is still a great investment!
As for today's market, we're still seeing multiple offers on homes that are properly marketed and competitively priced. We'll keep an eye on things as we head into the colder months. |
