Market Update
Outside of these local market statistics, the big news in the housing market has been mortgage rates dropping back below 7% due to the Consumer Price Index rising less than anticipated. Sales data will lag, and we’re going into a typical slower period for Maine sales regardless, so we may only see minimal or may not see any effects from this reduction.
Be sure to check out our stats pages for Cumberland County and York County (not yet mobile friendly, sorry!) and you’ll see that each year we see some seasonal dips in both new listings and median sales price. Based on October’s data, sales prices are still up year-over-year, and new listings continue to fall year-over-year.

The lack of inventory continues to be a concern for our team as those buyers who have “pressed pause” on their search will eventually return to house hunting, and the continuing drop of inventory could lead to value increases similar to what we have seen in the past two years. We will keep you updated as we move forward.
As for today's market, we're still seeing multiple offers on homes that are properly marketed and competitively priced, though in some locations that can be very price dependent. We will keep an eye on things as we head into the colder months. |

We would like to kick off the season of giving by sharing a very special fundraiser we are passionate about: Tomazin Goff Realty recognizes and celebrates all that teachers do for the children in their classrooms. Recently a local school district clinical social worker filled us in on a significant need in our area schools that spurred us into action. With over 60% of their 2,300+ students qualifying for free or reduced lunch and over 100 homeless, come snack time, these children often go without. Our local teachers are spending on average $20 per week out of their own pockets on snacks so all children can participate in snack time with their peers. We want to help ensure children are not left hungry and are not stigmatized by going without snacks, and we are inviting you to help as well.
