Dear homeowners, we need inventory! If you are on the fence about selling due to some scary headline you read or some theory your uncle has thought up, let these numbers guide you. April saw 26.5% and 38.7% decreases in new listings for York and Cumberland Counties respectively. That's a serious drop. While interest rates are higher than they were the past couple years, this hasn't slowed buyers down much as we're still seeing increases in median sales price. Today, buyers can still anticipate multiple offers at sub-$500k priced homes, and often at higher prices as well.
Luckily, we are in the beginning of what is typically our spring market, so we are seeing some uptick in listings available as sellers come out of hibernation. There still isn't enough. So homeowners, if you're on the fence about selling, let this be your sign!
