    Home values in Cumberland County remain strong. The steady price growth signals continued buyer demand in Portland, South Portland, and surrounding areas.

  • Homes Sold: 224 (+22.4% YoY)
    After a slower March, closed sales increased sharply—suggesting buyers are jumping back into the market and making quick decisions on desirable properties.

  • Average Days on Market: 7 days (no change)
    Well-priced homes are still selling quickly. This reflects a market where turnkey listingsget snapped up fast, especially in sought-after neighborhoods.

  • Median Sale Price: $493,750 (-1.3% YoY)

    Despite more listings, closed sales are down slightly compared to last year, which may reflect increased buyer caution or a longer decision-making process.
