• Sold Listings: 149 (-12.4%) – A dip in sales could point to increased competition or buyer hesitancy amid rising prices.

• Time on Market: 10 days (+4 days) – Homes are still moving fast, though not quite as quickly as last year.

Cumberland County’s market remains competitive but is starting to show signs of leveling out. With more homes hitting the market, buyers may see slightly more breathing room—though desirable homes are still going fast.

• New Listings: 263 (+48.4%) – A surge in inventory offers new options for buyers heading into the warmer months.

• Median Price: $485,000 (-5.8%) – A notable price drop could open doors for more budget-conscious buyers.

• Sold Listings: 121 (-26.7%) – Fewer closed sales may reflect shifting buyer sentiment or seasonal delays.

• Time on Market: 11 days (+1 day) – Homes are still selling swiftly, especially those priced to move.

In York County, the combination of lower prices and more listings presents a promising window for buyers. Sellers may need to be more strategic with pricing and marketing as competition increases.

For Buyers:

• York County presents some strong buying opportunities with its price drop and increased inventory.

• Cumberland County is still a competitive market—buyers should be prepared to act quickly and decisively.

For Sellers:
