May 2025 Real Estate Market Report:

Cumberland County & York County, Maine

The Southern Maine real estate market is maintaining strong momentum heading into early summer. Inventory is rising across the board, and buyer activity remains steady, even in the face of slight price shifts in some areas. Whether you’re actively house hunting or thinking about listing your property soon, the May numbers tell an important story.


🏡 Cumberland County Real Estate Market for May 2025

  • New Listings: 531 (+17.0% YoY)
    Inventory continues to build in Cumberland County, offering buyers more choice and helping to balance out the intense competition from earlier in the spring.

  • Median Sale Price: $570,002 (down 1.7% YoY)
    After months of price increases, the slight dip in median pricing could reflect buyers becoming more selective or sellers adjusting to compete with a larger pool of listings.

  • Sold Listings: 271 (+11.5% YoY)
    Homes are still moving, and at a healthy pace. The increase in sold listings shows that buyers are active and ready to make offers.

  • Average Days on Market: 6 days (unchanged)
    Homes are still going under contract quickly, especially when priced right and professionally marketed.

Key Insight:
Cumberland County is showing signs of a maturing spring market: solid buyer activity, increasing inventory, and stabilizing prices. Sellers should be strategic. Buyers have more choices, and standout marketing can make all the difference.


🏠 York County Real Estate Market for May 2025

  • New Listings: 414 (+27.0% YoY)
    Inventory is surging in York County, with the largest year-over-year growth we've seen this season. More homes mean more opportunity, but also more competition among sellers.

  • Median Sale Price: $565,000 (up 12.0% YoY)
    Unlike Cumberland, York County has seen a significant price increase. Demand in key towns like Wells, Kennebunk, and York is pushing values up.

  • Sold Listings: 222 (+14.4% YoY)
    Buyers are stepping up, with closed sales up double digits over last year.

  • Average Days on Market: 7 days (unchanged)
    Like Cumberland County, homes in York are still selling fast, especially when they’re well-prepared and attractively priced.

Key Insight:
Despite more competition, York County sellers are seeing strong results. Prices are rising and homes are moving. Buyers will need to act decisively, especially in high-demand towns near the coast.
