Market Update: Inventory Surges and Prices Diverge in Southern Maine

The June 2025 numbers are in, and they paint an interesting picture of a real estate market possibly in transition. The dominant story across Southern Maine is a dramatic surge in new listings in both Cumberland and York counties, giving buyers more choice than they've seen in years.

In Cumberland County, new listings jumped by a remarkable 27.4%, while York County saw a significant 19.1% increase. This influx of inventory is creating different outcomes in each county, with prices rising 6.5% in one and decreasing 3.4% in the other. Let's break down the data.
 

Cumberland County: A Hot Market Gets Hotter

The market remains fast-paced and competitive, rewarding sellers and challenging buyers to act quickly.

  • New Listings: A massive 27.4% year-over-year increase brought 535 new homes to the market.

  • Median Sales Price: Prices continued their climb, reaching $625,000—a 6.5% increase from last year.

  • Sold Listings: Buyer activity kept pace, with 338 homes sold, representing an 11.9% increase in transactions.

  • Time on Market: Homes are selling faster than ever, spending a median of just 6 days on the market.

What this means: Cumberland County is still showing as a strong seller's market. Sales tend to lag 30-60 days behind new listings, so time will tell whether the surge of new inventory is being met with demand. For buyers, the increase in choice is welcome, but be prepared to move decisively and make a strong offer when you find the right home.
 

York County: More Listings Lead to a Market Shift

York County presents a more complex and intriguing picture. The flood of new inventory appears to be creating more competition among sellers, leading to a slight moderation in prices for the first time in a long while. 

  • New Listings: A dramatic 19.1% year-over-year increase resulted in 387 new listings.

  • Median Sales Price: In a notable shift, the median price adjusted to $535,000, a 3.4% decrease compared to the peak prices of last year.
  • Sold Listings: In a remarkable sign of market velocity, sold listings perfectly matched new listings at 387, also a 19.1% increase.

  • Time on Market: Despite the price adjustment, homes are selling in a median of just 7 days.

What this means: The data suggests a market that might be rebalancing. This could be a significant window of opportunity for buyers who have been waiting for a break in prices.
