Community Highlight:
North Yarmouth

Often ranking in the top tier of many "best places to live in Maine" lists, North Yarmouth offers a rural feel while still close to big city amenities. This beautiful community earns it's reputation of being a highly desirable location many times over.

Next time you're in the neighborhood, we suggest checking these places out!

Trudy Bird Ølbar

A trip to Scandinavia inspired this lovely little spot, and we're awfully glad it did. Between the open face sandwiches or Smørrebrød's, their craft beer selection, and the ambiance you'll surely be feeling a little hygge (translation: cozy .)

Old Town House Park

The park features a variety of walking trails, along with 2 parking areas and Royal River access for canoes or kayaks. Known for its bird watching, this park is considered an ebird “hotspot" with 141 species identified.

Yoga Next Door
In addition to owner, Jessica Petrie’s in-person studio classes she also offers live-stream classes, video recordings and memberships to her library of class recordings and launched the Yoga At Your Door YouTube Channel to offer students anywhere free Yoga Breaks.  As if that wasn't already incredible, she also provides corporate services, helping companies both support remote workers and host virtual conferences. In addition, she hosts yoga retreats in the summer at Bustins Island in Casco Bay Maine, and cross country skiing/yoga retreats in North Yarmouth in the winter.

Market Update

Median Sales Price for both Cumberland and York Counties dipped again in December month-over-month, but year-over-year they are both ahead of 2021's numbers. If you view our Stats pages for Cumberland County and York County you'll see there is typically a seasonal decline in the winter months and then prices tend to increase as we head into spring, so we are not overly concerned with the dip in the values month-over-month..

For both counties, we saw a decrease in Sold Listings year-over-year, but Cumberland County saw a rare (at least for the past few years) increase in New Listings.
However small the increase (just three additional listings compared to 2020), we are all hopeful this trend continues since the lack of inventory has plagued the housing market for 2+ years. We remain cautious, however, as York County saw a decrease of 65 New Listings year-over-year in December.

As inflation numbers have improved, mortgage rates have as well. We are hopeful this encourages sellers, who might have been reluctant to sell only to buy into a much higher rate, to make a move this spring.

We will keep you updated as we move towards spring.
