Median Sales Price for both Cumberland and York Counties dipped again in December month-over-month, but year-over-year they are both ahead of 2021's numbers. If you view our Stats pages for Cumberland County and York County you'll see there is typically a seasonal decline in the winter months and then prices tend to increase as we head into spring, so we are not overly concerned with the dip in the values month-over-month..
For both counties, we saw a decrease in Sold Listings year-over-year, but Cumberland County saw a rare (at least for the past few years) increase in New Listings. |

However small the increase (just three additional listings compared to 2020), we are all hopeful this trend continues since the lack of inventory has plagued the housing market for 2+ years. We remain cautious, however, as York County saw a decrease of 65 New Listings year-over-year in December.
As inflation numbers have improved, mortgage rates have as well. We are hopeful this encourages sellers, who might have been reluctant to sell only to buy into a much higher rate, to make a move this spring.
