Broadway Gardens Greenhouse 
This South Portland staple has may be one of the originals to the neighborhood.

I'm sure most have heard of (and hopefully tried) their amazing beer, but have you been to their tap room?  If not, you'll want to schedule a visit ASAP.  With weekly events such as trivia night and live music every weekend, this place is a local favorite.  
 

Market Update

If you pay attention to the news, you'll see the most eye-catching headlines are showing a huge market crash is either imminent or we're deep into it (spoiler alert: most experts disagree!). If you actually read the articles, like the one just linked, there are mixed predictions. In certain pockets of the United States, markets are seeing some price drops, but overall, we are not seeing dramatic changes here in Maine. Sure, there aren't as many offers, some buyers are holding back, and most sales are now subject to an inspection, but let's look at the numbers.

During the past two years, a major driver in home values and the frenzy for home buying has been a simple supply and demand imbalance. There were too few homes and a surplus of demand, driven in part due to low interest rates.



Interest rates are higher today, but let's look at the number of new listings in both Cumberland and York County. New listings are down 18.51% in Cumberland County and down 27.54% in York County. Month-over-month, these might make sense given the seasonality of the real estate market in Maine, but these statistics are year-over-year! An already pinched market with too little inventory now has less inventory than a year ago!

We stand by these numbers telling us that on the back end of whatever cycle we're on, there will be another boom in real estate simply because there isn't enough inventory. There are still not enough homes being built, Millennials need housing, and they outnumber Baby Boomers. We'll keep you posted as we head into the new year.
