Market Update
Despite climbing mortgage rates, median sales prices are up 11.29% year-over-year in Cumberland County and 16.9% year-over-year in York County for June. While on the ground, we're feeling a slow down (less offers per listing and more price drops than we have seen in recent years), we are still seeing a lot of activity in desirable communities and well appointed homes that are reasonably priced.

We continue to see a similar lack of supply and surplus of demand that have helped drive prices up over the past couple of years. New listings dropping 5.68% in Cumberland County and 9.89% in York County year-over-year does not signal that this problem will go away anytime soon. While some buyers have opted to take a seat to see what will happen, their options are becoming limited as rental prices skyrocket as well.
As interest rates climb above 6%, will buyer demand decrease outpace a decrease in housing supply? Time will tell, and we will be watching carefully as we progress into Fall. |
