While our team definitely feels a market "stabilization" in the field, the statistics still show a 11+% increase in median sales price in both York and Cumberland Counties. Yes, we're seeing more price reductions, and some homes are spending more time on the market than we have seen in the past two years (including a couple in this newsletter).
What this tells us is that buyers are willing to pay more than a year ago, but are hesitant to pay much more than a few months ago. The drop in number of new listings is alarming, as we're already faced with a lack of inventory in Maine and nationwide
. Interest rates fell below 5%
this past week which is a helpful relief to buyers who were contending with 6%+ for a while to go along with the increase in prices. We are hopeful that this helps improve buying power and encourages more sellers to get off the sidelines and list their home.
